The rules of the road

Plain-English terms for using Rotation House. Last updated July 2026.

1. What Rotation House is (and isn’t)

Rotation House is a marketplace that connects rotating health students with hosts offering short-term housing. We verify identities and enrollment where indicated, but we are not a party to any rental agreement — leases, payments, and stays are arranged between you and the other party. Until in-app payments launch, never pay through channels a host pressures you into; see our safety guidance.

2. Accounts

You must provide accurate information and keep your login credentials to yourself. You’re responsible for activity on your account. We may suspend accounts that misrepresent identity or enrollment, spam other users, or attempt to defraud anyone.

3. Listings and conduct

Hosts must own or control the property they list, describe it accurately, and honor confirmed arrangements. Students must use inquiries for genuine housing needs. No discriminatory conduct: listings and decisions must comply with the Fair Housing Act and applicable state and local housing laws.

4. Verification and reviews

Verification badges reflect checks performed at a point in time and are not a guarantee. Reviews may only be written by students who stayed at a listing, and we remove reviews we determine to be fake, retaliatory, or written for a stay that didn’t happen.

5. Content

You keep ownership of what you post (photos, descriptions, reviews) and grant Rotation House a license to display it on the platform and in marketing for the platform. Don’t post content you don’t have rights to.

6. Disclaimers and liability

Rotation House is provided “as is.” To the fullest extent permitted by law, we disclaim warranties and are not liable for disputes between students and hosts, property conditions, cancelled stays, or indirect damages. Our total liability for any claim is limited to $100 or the amount you paid us in the past 12 months, whichever is greater.

7. Changes and termination

We may update these terms as the product evolves; material changes will be announced on the site or by email, and continued use means acceptance. You can delete your account at any time by contacting us.
